What is an Exclusive Buyer Agent?

An Exclusive Buyer Agent is any agency or broker that only represents buyers of real estate. We never sell property, therefore never represent the interest of property sellers.

We are here to meet your needs as a property buyer. All of the other agencies are designed to list and sell properties for property sellers. We work with other listing agencies to make sure you know about everything that's available for sale, and we will help you with “for sale by owner” properties as well.

Exclusive Buyer Agencies have gained popularity elsewhere in the world, but we feel that the need for proper buyer representation is of extreme importance in The Bahamas in particular. Most notably, there are no laws that protect buyers in The Bahamas. Sellers and seller's agents do not need to, by law, disclose any faults of a property to a buyer. Which means if you contact the seller's agent directly, they are going to try and sell you the property, instead of letting you know what could possibly be wrong with the transaction.

Here is a common analogy for an Exclusive Buyer Agent - If someone were suing you, would you call the attorney who is representing the person that is suing you and ask them to represent you as well? A real estate agent who is representing the seller has the seller's best interests in mind, not yours, and you want someone to represent YOU.  So the next time you see the friendly agent's phone number on a property you are interested in, think about who they are representing. 

Does it Cost More to use an Exclusive Buyer Agent?

It costs the same to use an Exclusive Buyer Agent as it does to work with a traditional agent. As is the case with almost all real estate agents, our agents’ fees are most often paid by the listing agent who agrees to share his/her compensation with the agent who brings a buyer to a transaction that closes successfully.
